Down Payment and Closing Cost Assistance Grants,  Loan Products, and Homebuyer Programs

Capitol Federal Savings Home-At-Last Loans

Specially designed program for low to moderate income first-time homeowners. Several financing options to fit your needs and budget. If you qualify, you need very little down and you obtain quick approval.  Capitol Federal, Member FDIC and Equal Housing Lender.

City of Topeka - New Construction Affordable Housing - Neighborhood Revitalization Act (updated March 2010)
NRA is a property tax rebate in a designated area that would otherwise be paid on the actual value added to a property by improvements. The rebate only applies to the additional taxes resulting from the increase in the assessed value of the property due to the improvements.

CoreFirst Bank and Trust 
Currently CoreFirst Bank and Trust offers financing of Conventional (Fixed and Arms) FHA, VA and the TOTO Program with 10 to 30 year loans.

Kansas Rural Homeownership AHP Grant  
Proceeds must be used to finance the purchase, construction and/or rehabilitation of owner-occupied housing for low- and moderate-income households; or finance the purchase, construction and/or rehabilitation of rental housing in which at least 20% of the units will be occupied by, and affordable for, very low-income.

Kansas Housing Resources Corporation - First Time Home Buyers  (updated March 2010)
This program provides down payment assistance for the purchase of a first home - must be qualified Kansas buyers with incomes at or below 80 percent of median income in their area.

Targeted Ownership Program  
The Federal Home Loan Bank of Topeka's Targeted Ownership Program (TOP) provides a $4,000 grant ($28,000 per year maximum per FHLB member) for down payment, closing cost or rehabilitation assistance to disabled or handicapped persons purchasing a home in the area of the FHLB's district of Kansas, Colorado, Nebraska and Oklahoma.

Topeka Habitat for Humanity (updated March 2010)
To qualify for a home, individuals must meet certain income guidelines and demonstrate the ability to pay a $500 monthly mortgage payment (no more than 30% of gross household income). 

USDA Rural Development Direct Loan 
The USDA Rural Development Direct Loan program provides loans to low income homebuyers purchasing a home in a rural community, under 20,000 population.
